The property is positioned in Torreblanca, a residential area of Fuengirola, and public hotel listings place it at Calle Los Helechos 1, around 3.1 km from Fuengirola town centre.
Fuengirola’s seafront is a major local demand driver, with the municipality promoting 7 km of coastline and a long promenade with year-round leisure appeal.

Asset Description
The property website states that the villa offers 12 bedrooms and 8 bathrooms, with 24 beds distributed across five newly refurbished units.
Marketing materials also highlight private balconies or terraces for all units, plus shared outdoor amenities including a barbecue area and landscaped garden.

Third-party travel listings describe on-site guest amenities that include an outdoor pool, garden areas, free Wi‑Fi, and parking, supporting its appeal for holidaymakers and group stays.
Agoda and other travel portals describe the setting as having sea views and shared leisure areas, which adds to guest-facing positioning in the mid-to-upper leisure segment.

Trading Position
Booking.com review pages currently show 141 verified guest reviews for the property, indicating a meaningful review base rather than an early-stage listing profile.
The seller states that the property is currently rated 9.5 on Booking.com and that annual revenue is already exceeding €200,000; these two figures should be verified during due diligence through platform dashboards, management accounts, and bank statements.

The existing trading profile suggests strong traction in the leisure segment, supported by location, beach access, refurbished inventory, and positive guest sentiment about the garden and views.
This creates a useful base for an investor seeking either stable income with operational optimization or a larger repositioning strategy for group travel and themed stays.

Growth Opportunities
The current configuration appears well suited to group-oriented products such as golf parties, padel groups, wellness retreats, celebration travel, and multi-family bookings, especially given the multi-unit layout and shared outdoor spaces.
Fuengirola’s beach promenade, sports-friendly environment, and broad restaurant offering strengthen the case for packaging experiences instead of relying only on standard OTA demand.

Potential value-creation initiatives include strengthening direct bookings, improving website conversion, building partnerships with golf and padel operators, and targeting shoulder-season demand with heated-pool messaging and long-stay packages.
A buyer could also review pricing architecture, minimum-stay rules, and unit-mix packaging to increase occupancy and average daily rate across business, leisure, and small-group channels.

Buyer Considerations
This opportunity combines an established guest accommodation business with visible online traction, a strong leisure location, and a flexible layout that can address multiple customer segments.
The most important diligence items are verification of revenue, booking-channel mix, operating costs, licenses, pool and safety compliance, ownership structure, and any community or zoning restrictions tied to short-stay accommodation.

For an investor, the key appeal is the combination of existing income, favorable ‌reviews, ‌and ‌identifiable ‌upside from ‌more ‌systematic ‌commercial development.
‌For an owner-operator, the property ‌also ‌offers ‌a ‌brandable family-business ‌story that can ‌be ‌used ‌effectively ‌across ‌direct ‌marketing ‌channels.
