Selling a property in Spain – 5 steps to a successful sale
1. Documentation
Quality and commitment are at the heart of everything we do. Our aim is to achieve the best possible result for both buyers and sellers while avoiding any unpleasant surprises.
An important part of an estate agent’s role is to provide an accurate description of the property. Having correct and complete information about your property allows us to market it effectively and professionally. Before we begin marketing your property, we therefore always ask you to provide the relevant property documentation.
2. Photography
Our service begins with a visit to your property, allowing us to document the property and assess its current market value. If we agree to proceed with marketing the property, we will arrange professional photography during this visit.
It is a good idea to put away any unnecessary items before the photographs are taken. Keeping personal belongings to a minimum makes it easier for prospective buyers to imagine themselves living in the property.
3. Agency agreement
Before we begin marketing your property, we enter into an agency agreement with you as the seller. The agreement sets out the terms of our estate agency services, including the asking price, duration of the agreement and our estate agent’s fee upon successful completion of the sale.
4. Viewings
We want our clients visiting Spain to have the opportunity to view different properties at their own pace. For this reason, our viewings are always arranged individually with each client.
Our prospective buyers will usually contact us after we have discussed different property options with them over a period of time. However, we also sometimes receive spontaneous enquiries and viewings, so it is helpful for us to have access to the property keys whenever you are not at the property.
5. Purchase agreement
When we have a prospective buyer who wishes to purchase your property, we present their offer and proposed terms to you as the seller.
If you accept the proposed terms, we will normally arrange a reservation agreement, allowing the buyer’s lawyer to carry out the necessary legal checks on the property.
The next step is for the buyer and seller to enter into a purchase contract. The buyer normally deposits 10% of the purchase price into the lawyer’s client account as a deposit.
The final stage takes place on the completion date, when the transaction is formally completed before the Spanish Notary. The remaining balance of the purchase price is paid to the seller in accordance with the purchase contract, and the transfer of ownership is subsequently registered with the Land Registry.
